What's Inspected During A Home Inspection

Buying a home is generally not something you do everyday. It is our goal to provide you with the information you need to make decisions with peace of mind. Our inspection process has been designed to provide our clients with a thorough, easy to understand overview of of the current condition regarding a pending home purchase.

  • We inspect and report all 5 major systems:

    • Central HVAC
  • We identify any visible potential safety hazards that may be present
  • We prepare a detailed report onsite
  • We are happy to review the report with our clients and explain what we found

It is not uncommon to find deficiencies in any home regardless of age. As we constantly strive to improve our techniques and methods of home building, many items that were fine 10 years ago are marked as deficient today because of the evolving codes.

While home inspectors refer to current building and construction codes as guidelines for your home inspection, a home inspection does not code compliance inspection. Your home inspector will reveal the deficiencies found and make recommendations only. No one is required to perform repairs, updates or upgrades of the items listed. Most real estate agents can assist you with requesting repairs or replacement.

We will average about 800-900 sf / hour for the home inspection PLUS report writing. It is important to remember there are many unknown variables that affect the time needed to complete any home inspection. It is imperative we take our time and do our job as thorough as possible. We are not in a race, we are not in business to just generate reports. We are there to do a job and provide the best service available.

It is important to note your home inspection does not offer a guarantee nor do we warranty future condition, efficiency, performance or life expectancy of any systems or components of the home. A home inspection is based on the limited visibility of the readily accessible areas and is a non-invasive non-destructive inspection of the current condition of a home and its systems.

A home inspector is not a real estate agent or an appraiser, he is not an insurance adjuster or a contractor who can quote costs or value. Home inspectors are not there to make repairs or to give guidance on repairs. We are there to give our professional unbiased opinions about the current condition of the home and assist you in making informed decisions regarding a pending real estate transaction.
